What does it cost to move a mobile home? There are many many variables that go into calculating the expense of relocating a manufactured home. Usually on shorter trips the largest cost will be in getting the home ready to move and setting it back up at the new location. Here are some estimates of basic charges for the move after the home has been prepared for transport . Minimum charges are usually about $500. Hauls over a longer distance are around $5 or $6 per mile. There are also charges for permits and pilot cars when needed, and travel time to or from the job. Difficult or dangerous locations and costly fuel can affect the cost as well. If the home sections are over 12 feet wide, 70 feet long or 14 feet tall it will usually take some special planning to move them.

When preparing to move a home for transport, just remember, it was not designed to support extra weight while moving so it should be emptied completely if possible. The water heater should be completely drained. It is a good idea to take off the toilet tank lids, strap the refrigerator and range in place, tape drawers closed, etc. Winterize any home that will travel or be stored in winter weather. The cost of transport can be affected by how much work we need to do to get the home ready to move. Does it have a hitch, is there a hitch under the house, does it bolt on or will it have to be welded? Are there tires and axles or will these have to be rented? Are there decks, awnings, trees or shrubs that will have to be moved? Using a reputable contractor to prepare the home for transport is the best way to make sure everything is ready for the move. We have a created a list of reputable Manufactured Homes Contractors. Let them know that you found them here.
Most mobile homes are "oversize loads" and as such are subject to special travel restrictions. Holiday travel, daylight hours and city commute times all have different restrictions for oversize loads. Give us a call if you have any questions about oversize load travel regulations.

Proof that the property taxes have been paid is needed on any previously used home before we can move it. Contact the county tax assessor in your county to get a mobile home moving tax permit. In Utah this is a free permit and is called a TC-138. This is usually the only permit the customer needs to get for the move. All other permits are obtained by the transporter. Here are some phone numbers to help with this.

On older mobile homes, the age of the home has less relevance than the over all structural integrity of the home from a transportation standpoint. On longer homes, we will want to make sure the metal frame is in really good condition. Let us know the age of your home and any after-market modifications made to it. While the home may not be to old to move, you should check to see if age is an issue at the destination. Many jurisdictions have rules about the age of mobile homes.
Since 1974, the US Department of Housing and Urban Development (HUD) has overseen the Federal Manufactured Housing Program, a consumer protection program that regulates the construction of certain types of manufactured homes. The HUD program covers residential manufactured homes, formerly called mobile homes, that have at least 320 square feet of living space. Homes covered by the program are tagged with a red label, which is the manufacturer's certification the house was built to HUD's construction and safety standards. It is this national regulation that has allowed many home manufacturers to distribute nationwide. Homes built before 1974 were not regulated by HUD and as a result can not be used as dwellings in many areas.

Check and understand the Insurance of anyone working on a home of yours. Do not allow an underinsured transporter to move a home that belongs to you, It is a good idea to contact a homeowners insurance agent to inquire about "Manufactured Home Moving" or "Trip" insurance. This will cover any damage to the home related to the move that is not the fault of the transporter. This insurance is usually very inexpensive.
